Ensure Regulatory Compliance With Our Commercial Fire Sprinklers
We work closely with our clients to ensure full regulatory compliance with commercial fire sprinkler systems.
Commercial properties in Wales are primarily governed by Approved Document B of the Building Regulations. This means that new, converted, and high-risk commercial buildings must have fire sprinkler systems.
Therefore, fire sprinklers are commonplace in commercial buildings, including office buildings, retail stores, hotels and hospitality establishments, healthcare facilities, educational institutions and industrial facilities.
We’ll be able to supply Wet Pipe Systems, Dry Pipe Systems, Pre-action Systems and Deluge Systems.
Our commercial fire sprinkler systems comply with standards such as BS EN12845. Using cutting-edge technology and thorough risk assessments, we’ll determine the best commercial sprinkler system for your business. Our team excels at overcoming challenges, which is why we will design innovative solutions that consider your needs, all while still aligning with regulatory requirements.
Leaders in Domestic Fire Sprinklers
Domestic fire sprinkler systems are becoming more common due to evolving business regulations. Since 2011, it has been mandatory for new domestic properties in Wales to be equipped with fire sprinklers. With that in mind, even where they are not legally required, homeowners and contractors are choosing to install fire sprinklers in domestic properties across Wales as a proactive safety measure.
We’ll guide you each step of the way from design to installation, ensuring that your domestic fire sprinklers meet industry standards, including BS 9251:2021. After all, safety, compliance and efficiency all sit at the heart of everything we do.
Domestic sprinkler systems are designed to extinguish an ignition source quickly, so a fire is dealt with swiftly, thus minimising property loss and the risk of loss of life. Extinguishing the fire accurately will also minimise water damage.
Whether you’re looking to develop a single domestic dwelling, several houses, or you’re carrying out property renovations, we’ll use VR walkthroughs and AI-driven data to ensure a seamless project. With years of experience working with domestic fire sprinkler systems across Wales, we’ll provide you with a tailored solution and proven fire safety methods.

All of our installations are carried out in accordance with UK legislation, and we are PartB approved to ensure all work adheres to strict quality and safety standards.

Retrofitting Fire Sprinklers
Here at Hydro Protect, we are also a trusted name in retrofitting fire sprinklers across Wales. We have a proven track record and have become a go-to contractor for reliable systems, having retrofitted 8 blocks and installed systems across 860 flats and apartments.
We understand the challenges in working in occupied properties, particularly those housing elderly or vulnerable people. This is why we will appoint a dedicated Tenant Liaison Officer, who’ll oversee and ensure that work is carried out proactively, whilst communicating with residents throughout.
We’ll also be able to work on the following during a retrofitting project;
- Boxing and containment,
- Asbestos surveys and removal,
- Third-party fire stopping,

- Concrete bases and other building supplies.
All in all, we’re flexible, and with a specialist team, we can provide everything you need when retrofitting fire sprinkler systems in Wales.
Maintaining Your Safety With Servicing And Maintenance
All fire protection systems require maintenance to ensure proper function and compliance with legislation. In fact, the importance of service and maintenance is outlined in BS EN 12845, stating that “the sprinkler system should be periodically inspected at least once a year by a third party.”
The 2015 LPC Rules for Automatic Sprinkler Installations, TB2023.2.4.1, as an industry standard, states that an independent third-party contractor must undertake inspections.
Our team can provide comprehensive audits, inspections and maintenance packages that keep your fire sprinkler system working and ready to protect lives.
Our tailored maintenance packages include:
- Residential sprinkler systems,
- Domestic sprinkler systems,
- 24-hour emergency callouts,
- On-site staff training.
After all, planned preventive maintenance is the key to system reliability. Proactively reduce the risk of system failures and maximise the lifespan of your critical assets.

FAQs
Will All The Sprinkler Heads Go Off If There Is A Fire?
This is a common misconception! Fire sprinkler heads that are commonly used in domestic and residential systems are individually heat-sensitive, fitted with a bulb that pops when a specific temperature is reached. When the bulb pops, the sprinkler head discharges the water.
Are Smoke Detectors Still Required If We Install Sprinklers?
Yes, you should always have smoke detectors too as your first line of defence. Smoke detectors often act as an early warning to enable evacuation.
Do Sprinklers Need Regular Maintenance?
Yes, it is recommended that your sprinkler system be regularly checked to ensure that it is working as intended. If your system is installed to BS9251:2014 and 2021, it will have a system data label to inform the tester of the system design flow and pressure. Failure to meet these requirements will affect the operation.
Will The Sprinklers Cause Damage Upon Activation?
If your sprinklers are activated during a fire, they will cause significantly less damage than an uncontrolled fire, and less than the fire brigade. After all, a single sprinkler head will discharge 50 litres of water per minute, whereas a single fire hose can use up to 1200 litres of water per minute.
Will Fire Sprinklers Affect My Insurance?
Installing fire sprinklers often positively affects insurance premiums. This is because insurers view them as a way to lower the property’s risk, as they can control or extinguish fires, minimising the damage caused and leading to lower claims and decreased downtime.
What Happens If There Is A False Alarm?
Only operating when the air around the sprinkler head reaches a specific high temperature, false alarms in fire sprinklers are very rare.
Sprinkler heads will not respond to smoke, dust or fumes from aerosols.
How Effective Are Fire Sprinklers In Preventing Fire Damage?
According to a study by the National Fire Sprinkler Network, fire sprinklers are 99% effective at controlling and extinguishing fires.
How Can I Help Maintain My Fire Sprinkler System?
You can help upkeep your fire sprinkler system by:
- Keeping the area around the sprinkler heads clear of obstructions,
- Not painting or covering the sprinkler heads,
- Reporting leaks and damage to the sprinkler system,
- Get the system serviced annually.
Are Fire Sprinklers Required By Law In The UK?
Installing fire sprinklers in the UK is not mandatory by law for all buildings. However, there are circumstances where sprinklers are recommended.
As per BS 9251:2021, new or converted blocks of flats over 11 metres or higher must be fitted with fire sprinklers.
Buildings of 20,000 square metres or more are also legally required to install fire sprinkler systems under UK Building Regulations Part B.
Any company with more than five employees, or that is open to the public, must complete a fire risk assessment by law, due to the increased risk of fire spreading in taller buildings.
Sprinklers are also recommended for buildings with specific fire hazards, such as those that store hazardous materials or are high-occupancy spaces.
